A strong focus on residential portfolio for Aldar at Cityscape Abu Dhabi 2012
(21 April 2012)

Aldar Properties, Abu Dhabi’s real estate developer, investor and manager, has announced its plans for Cityscape Abu Dhabi 2012, the international real estate investment and development event held at ADNEC from 22-25 April, including plans for market-leading pricing of its completed properties at Al Zeina and Al Muneera.

Following the sell-out success of the Al Bandar development in 2011, Al Muneera and Al Zeina are the first beachfront residential developments in Abu Dhabi available for purchase by national and international buyers.

Elsewhere in Abu Dhabi, a select number of soon-to-be-completed new homes are also now available for sale in Al Bateen Park in the heart of Abu Dhabi, while a very limited number of exclusive villas in the prestigious Al Gurm community are also now available. Aldar representatives will be available to discuss purchase options for these properties at Cityscape.

Sami Asad, CEO, Aldar, commented, "This year’s Cityscape event provides an excellent showcase for our residential communities. The popularity of Al Bandar shows how strong demand is for premium-quality residential communities. The developments of Al Zeina and Al Muneera have been developed according to the same philosophy and level of detail, and are receiving a great deal of attention as a result."

Rami Nasser, Director of Sales and Commercial Leasing, Aldar, said, "Al Zeina and Al Muneera at Al Raha Beach provide a compelling combination of community and pricing that is unbeatable in today’s market. Whether you are an investor looking for a secure long-term investment or a family looking for somewhere to make their home, the quality and value available in these developments is exceptional."

Aldar’s Rent To Own (RTO) programme, that allows tenants to convert their rental payments into equity, has now been fully subscribed at Al Bandar, with a few remaining properties available at Al Zeina under the scheme. Interested parties will be able to sign up to this scheme at the Aldar stand at Cityscape.

Aldar’s portfolio, which includes Al Mamoura, Baniyas Towers, HQ and Al Noor Tower at Raha Beach, as well as the World Trade Center Offices, cater to all segments of the commercial office market with grade A properties in and off island.

A number of world-leading companies have set up operations in HQ at Al Raha Beach, Abu Dhabi, as the building continues to establish its position as hub for technology, and professional services organisations in the GCC. New tenants include Boeing, the world’s largest aerospace company and manufacturer of commercial jetliner and defense, space and security systems; law firmBird & Bird LLP; Sabre Travel Network, the world’s leading provider of high-performance travel solutions; engineering firm Habtoor Leighton and Willis and Lockton, the two leading global insurance and re- insurance brokers in the Middle East. They join other tenants including Advanced Technology Investment Company, Global Foundries, ABB, the Insurance Authority of the UAE and Rolls Royce, as well as Aldar, who established offices in HQ in 2011.

Retailer interest is proving strong in the 235,000sqm Yas Mall, which will be Abu Dhabi’s largest mall and the UAE’s second largest mall on its opening at the end of 2013. More than 50% of the space has already been pre-leased, with agreements in place with five of the UAE’s leading retail groups - M.H. Alshaya, Landmark Group, Dubai Holding Group, Co, RSH (Middle East) LLC and Liwa Trading Enterprises.

With direct road links to Abu Dhabi, Dubai, Al Ain and the surrounding residential communities and 10,000 covered car parking spaces, as well as provision for the mass transit systems planned for the area, Yas Mall will be one of the most accessible retail centres in the region.

As part of the wider retail offer on Yas Island, Yas IKEA is already open and performing well and ACE Hardware is scheduled to open in Q3 this year.

Frederick Douglas, Director of Retail Leasing, Aldar said, "Construction is well under way at Yas Mall. There has been a great response from retailers to date, an enthusiasm we at Aldar share. This enthusiasm will no doubt grow as we move closer to the opening date. We are looking forward to delivering, together with our partners, a world class shopping mall for the Abu Dhabi."

The World Trade Centre Mall has drawn a number of new major and exciting brands to the Abu Dhabi market, including The first House of Fraser in the Middle East, Sacoor Brothers, Gerry Webber, Karen Millen, Geddes and Gilmore, Que, Alison Nilson Chocolate Bar, U.S. Polo, Eden Park, M&Co and Disney Fashion Store, Furthermore, many established brands has chosen to expand in WTC Mall, including Spinneys, Ted Baker, Bebe, Pandora Jewellery, CK Fashion, Evita Peroni, Network, DKNY, Nautica, Lee Jeans and Gant.
