Abu Dhabi Municipality Invites Private Sector To Deliver Community Markets Across The Capital

Four Community Market Projects To Be Developed Through A Build-operate-transfer (BOT) Model In Collaboration With Private Sector

 

Abu Dhabi Municipality has today announced the launch of a tender opportunity, inviting private sector investors to develop and operate a strategic network of new community market projects in the capital, which will serve as community hubs for residents and positively boost local services and amenities.

This tender is the latest in a series of community market development projects that the Municipality is rolling out across a range of Abu Dhabi neighbourhoods and districts that will be delivered in partnership with the private sector using a build-operate-transfer (BOT) model. The four community markets offer encouraging returns on investment as previously announced projects have already seen interest from potential investors.

The new community markets will enhance facilities for residents and feature restaurants, cafes and retail outlets alongside Government service counters and community service centres. They will form an integral part of the communities where they will be located in Al Wathba, Al Rahba, Al Falah and Mohammed bin Zayed City.
The three neighbourhood community markets in Al Wathba, Al Rahba and Al Falah will have a built up area of approximately 13,000 sqm, while the district community market in Mohammed bin Zayed City will have a built up area of 25,000 sqm with an option to develop and integrate the neighbouring outdoor park. The Municipality is providing investors and developers with the option to bid on all four community markets.

"Our aim is to deliver projects that will enhance Abu Dhabi’s districts while fitting in seamlessly alongside existing and planned developments,” said Rashed Bin Ali Al Omaira, Advisor Investments and Assets for the General Manager’s Office at Abu Dhabi Municipality “The community market tenders provide an exciting opportunity for the private sector to help deliver first class community projects that offer a sustainable return on investment and play a major role in enhancing the lives of residents and visitors alike. They respond to the increasing demand for the City’s neighbourhoods to have additional community components and enhanced retail offerings”, he added.

By combining community services and retail outlets together the community markets will ultimately serve as a focal point within each community by bringing together a mix of convenience, retail, F&B and community services. The retail elements will include a hypermarket or convenience anchor and a mix of retail elements to cater for the daily needs of the local community, such as health, beauty and fashion alongside family leisure outlets.

The community services components will comprise facilities such as a library, learning centre, customer services counters, crèches or nurseries for children and a health club. Each community market will be pedestrian-oriented and where possible be will be linked to mosque facilities, comprising of either a standalone place of worship or prayer areas located within the developments.

Using a BOT model, approved developers will be granted rights to utilise Municipality land through a musataha agreement for a period of 30 years to develop and operate the community markets.
The community markets will be developed in line with the best international standards and specifications and will play a major role in enhancing the lives of residents and visitors alike.
