The Tourism Development & Investment Company (TDIC), master developer of major tourism, cultural and residential destinations in Abu Dhabi, announced today that it has awarded the main construction contract for Mamsha Al Saadiyat, the first residential development within the Saadiyat Cultural District, to a joint venture between San Jose Contracting and Pivot Engineering & General Contracting, following a competitive tendering process. The contract is valued at AED 1.25 billion and the project is scheduled to be delivered in the second half of 2018. H.E. Ali Majed Al Mansoori, TDIC’s Chairman of the Board, said: “We are pleased to announce the awarding of the main contract for Mamsha Al Saadiyat, which will further strengthen Saadiyat’s appeal as a destination of choice. We have already received increased interest for this unique project during our recent participation in Cityscape Abu Dhabi, given its ideal location in the Saadiyat Cultural District and close to the iconic museums. We are confident that once completed, it will drive demand for our real estate offerings on Saadiyat even further.” Miguel Angel Bravo, Country Manager at San Jose Contracting, said: “We are pleased to have been selected to work on yet another leading project for TDIC, contributing to the development of Saadiyat as a leading destination within the market. Mamsha Al Saadiyat will create a vibrant community that will meet a range of demands from residential to leisure. We are mobilising to site next month, and we are looking forward to this project.” Saeed Al Mehairi, Managing Director of Pivot Engineering & General Contracting, said: “We are very happy to be in this joint venture with San Jose to construct one of the most unique residential projects in Abu Dhabi today. Pivot Engineering & General Contracting brings over 38 years of experience in the commercial and residential construction industry to this project, delivering projects to the highest standards of quality.” Work on the development’s foundation has been completed by Nael & Bin Harmal Hydroexport (NBHH) and included excavation, shoring, dewatering and piling works. Mamsha Al Saadiyat, a 1.4 kilometre beachfront mixed-use project, will offer residents a luxurious beach-inspired lifestyle as well as easy access to diverse retail, dining and entertainment features; minutes from the heart of Abu Dhabi’s future cultural hub, featuring three world class museums designed by Pritzker Prize winning architects: Louvre Abu Dhabi, Zayed National Museum, and Guggenheim Abu Dhabi. The development will feature nine low-rise residential buildings with a total number of 461 units, of which 414 are apartments ranging from one to four-bedroom apartments as well as five-bedroom duplex penthouses and 47 townhouses. Each penthouse features a private swimming pool and terrace as well as a modern kitchen, two living rooms and a dining room. In addition, there are a maid’s room and a driver’s room. The gross floor area of the apartments will range from approximately 106 to 454 square metres, while the townhouses will range from approximately 227 to 315 square metres. The complete project, which will be developed in phases, will also encompass a serviced-apartment building and a retail destination offering approximately 5,000 square metres of leasable area, for both retail and dining outlets. Moreover, the townhouses at Mamsha Al Saadiyat available for prospective residents are located on the ground floor of each building. Ranging in size from two to three-bedrooms, the townhouses also feature a modern kitchen, living and dining rooms as well as a maid’s room. Some townhouses will also have a roof garden that offers direct access to the podium. Future residents of Mamsha Al Saadiyat, who will be the first residents of the Saadiyat Cultural District, will benefit from access to a wide range of hospitality, leisure and retail offerings currently available on the island. These include access to a 1.4 km promenade with specified walking and cycling paths, direct access to the beach, children’s playgrounds, dedicated parking for both residents and visitors, and a range of retail and dining outlets. Today, Saadiyat is home to world class developments such as The St Regis Saadiyat Island Resort & Spa, The Collection, the Saadiyat Beach Golf Club, Saadiyat Beach Club, and more. Moreover, residents live close to high-quality educational institutions including Cranleigh Abu Dhabi, the sister campus of the renowned UK-based Cranleigh School, and the New York University Abu Dhabi campus, in addition to Manarat Al Saadiyat, the leading arts and exhibition centre, in the Cultural District.
