Tourism Development & Investment Company (TDIC), the master developer of major tourism, cultural and residential destinations in Abu Dhabi, released for sale today the third phase of Saadiyat Beach Villas, a total of 77 villas to be delivered by the fourth quarter of 2015. At this stage, only 33 villas are offered to the market. This announcement comes following the great success of the delivery and sale of the first two phases of the Saadiyat Beach Villas, taking the total number of villas of the project from 344 to 421 units.
Construction of the third phase is scheduled to start during the third quarter of 2013, with the new units available for purchase off-plan. This new batch of exclusive stand alone homes will come in Mediterranean Standard style and will be available in four and five-bedroom sizes. The built-up area for a standard four-bedroom villa will be 449 square metres, while a five-bedroom villa will be 542 square metres. The Mediterranean style villas also feature outdoor terraces, stone veneers and detailed balcony railings.
A special launch price starting from AED 6 million is on offer for a limited period of time. TDIC is working with an alliance of key banks to offer financing options for prospective homeowners. These include Abu Dhabi Commercial Bank, National Bank of Abu Dhabi, Abu Dhabi Islamic Bank, Al Hilal Bank, Abu Dhabi Finance, Mashreq Bank, and Standard Chartered Bank. Interest rate starting at 4.5% fixed for a limited period, finance of up to 85% from property value and loan tenor up to 30 years.
Ahmed Al Fahim, Executive Director of Marketing, Communications, Sales and Leasing at TDIC, stated: “We are confident about releasing this new high-end residential phase of villas to the market, especially with the phenomenal success of the first two phases and the market demand we’ve seen towards them. We are certain this third phase will achieve greater success as we factor in the feedback we’ve received while constructing the first two phases, as well as consider the best selling villa types and sizes.”
With the handover of the first two phases now in its final stage, the high-end Saadiyat Beach Villas have become home to a large residential community, which will grow even further with this new addition. The luxurious homes, designed by leading architects JZMK Partners and interior designers CDC, have spacious rooms, outdoor areas, and premium fittings. The residential community consists of landscaped parks, play areas for children, swimming pools and terraces, state-of-the-art gyms, and basketball and squash courts. Future homeowners will also enjoy the privilege of having access to Saadiyat Beach, which is only a few minutes away from their doorstep.

This year, a number of important community services and developments are on schedule to open and serve residents of Saadiyat Beach Villas. These services include a purpose-built nursery, which will be operated by Kids First Group, an internationally-recognised academic operator, and which will accommodate up to 120 children. In 2014, Cranleigh School, a leading UK independent school founded in 1865, is scheduled to open an elite campus on Saadiyat. Built over seven hectares of land, with a capacity to accommodate more than 1,600 students, aged from three to 18 years, Cranleigh Abu Dhabi will become the largest school campus in the emirate with open green spaces and extensive landscaping. A retail centre offering day-to-day conveniences is also set to be developed, which will feature a grocery store, a pharmacy, a hair & nail salon and a coffee shop.
